What this leaves out: real returns also depend on vacancy, repairs and maintenance, property management (often 8–10% of rent), and capital expenses. A deal that clears 1.00 on paper can still be tight in a bad month, so keep reserves. DSCR is the lender's qualifying test, not your whole return picture.
